All bookings will be subject to these terms and conditions, and must be complied with.
The party leader must over the age of 18 years at the time of booking.
- CHECK IN / OUT – Your accommodation is available between 3pm and 7pm on the first day of your booking. If it is available earlier, we may contact you to let you know, but this cannot be assumed. Your accommodation must be vacated by 10am on the day of departure.
- GUESTS – The number and names of persons using the property must be no more than the property is designed to accommodate (4) and must be listed by name on the booking form.
- SMOKING POLICY – Smoking, vaping or the use of recreational drugs is not allowed under any circumstances in the cottage and may result in a charge of £100 to cover cleaning and refurbishment costs. Smoking and vaping is permitted in the garden and away from the hot tub in the undercover seating area, where we ask you to use the ashtray provided.
- DOGS IN THE COTTAGE & GARDEN – Dogs are allowed onto the furnishings, but we would appreciate it if they weren’t muddy when on the sofa or bed. Dogs MUST NOT be left in the property or garden unattended unless agreed in advance with the Owners. Please pick up all fouling immediately. There is a bin provided in the undercover area.
- DOGS IN THE GROUNDS – Whilst we wholeheartedly welcome dogs it should be noted that this are a smallholding with other dogs (one is not sociable) and chickens, and there are sheep, chickens, horses alpacas and goats in the neighbouring fields, so your dogs must be kept on a lead unless in the cottage garden or in the designated walking field. It is your responsibility to ensure that the field is sufficiently secure to contain your dog before letting them off lead. Please pick up all fouling immediately.
- PUBLIC RIGHT OF WAY – There is a public footpath through the dog field and garden which walkers can use at any time, although this is very rarely used (maybe 2 or 3 times a year), so you are highly unlikely to see anyone, but just be aware that it is a possibility. You are welcome to also use the public footpath path, but please keep your dog on a lead in the fields as animals graze here.
- RIGHT OF ENTRY – The Owners, their representatives or essential tradespersons are to be allowed access to the property during stay in an event of a maintenance or safety issue.
- CARE OF THE PROPERTY – You agree to leave the cottage in good order and in clean condition as found, otherwise a cleaning or maintenance charge may be levied. You agree to pay for any loss or damage caused by you, excluding reasonable wear and tear, during occupation. We operate quiet hours between 10pm and 7am where we ask you to make minimal noise.
- LIABILITY – The use of the accommodation and its associated facilities are entirely at the user’s risk and no liability can be accepted for death, injury, and loss or damage to users, their dogs or their belongings including vehicles, motorcycles, pedal cycles etc. The Owners shall not be liable to you or any other member of your party for any loss or damage to you or your property however caused.
- SAFETY – This property is primarily for the use of responsible adults and their dogs. The grounds contain machinery, ponds and streams which are unfenced, so dogs and children must therefore be supervised at all times when visiting these areas. Please do not enter any other buildings around the cottage.
- BOOKINGS – By signing the private booking form you are committing to a legal agreement and your 20% deposit, which must be paid at the time of booking, is non–refundable. The balance of your total payment is due at least 6 weeks before your arrival, or at the time of booking if your check in date is less than 6 weeks away. Failure to ensure that such payment reaches the Owners by that date may result in the cancellation of the stay and the property will become available for others to book and you will forfeit your deposit.
- CANCELLATIONS BY GUESTS – All cancellations must be made in writing by email to hello@babblingbrookcottage.wales. If your check-in date is at least 31 days away then you can cancel your booking and pay no further fee, although the deposit will be retained. For cancellations made between 30 and 15 days before check-in we will offer a 50% refund of the remaining balance. No refunds will be issued for cancellations made within 14 days of check-in. Cancellation insurance is not compulsory, but it is strongly recommended to protect against the cancellation penalty in case of unforeseen circumstances.
- CANCELLATION BY OWNERS – We reserve the right to refuse any booking or to cancel any bookings already made, subject to refunding any sums you have paid in full, without further liability on our behalf. If for any reason the booked accommodation is not available; liability shall be limited to a full refund of the monies paid to the Owners. No alternative accommodation will be offered.
- TERMINATION OF STAY – The Owners reserve the right to terminate your stay if you or members of your party are believed to be causing a nuisance, not following the booking conditions or are not treating the property with due respect. You are expected to maintain reasonable behaviour whilst staying at Babbling Brook Cottage. No physical or verbal abuse will be tolerated – any such abuse will result in immediate termination of your stay and may result in police involvement.
- AMENITIES – Every effort has been made to ensure that all advertised amenities are available, but no liability can be accepted for any omissions.
- COMPLAINTS – We want you to have a wonderful time at Babbling Brook Cottage. If for any reason you have a complaint, please let us know as soon as reasonably possible, and in any event before departure, to allow remedial action to be taken during your stay. We undertake to repair or replace any faulty equipment with all due diligence. However, no claims will be entertained in respect of equipment which remains faulty beyond our control.
- HOT TUB – On arrival you will be asked to sign the the hot tub agreement if you intend to use it, or the hot tub awareness agreement if you don’t. In either case, due care must be taken around the hot tub for your own safety, and you agree to reimburse the owners for any damages that occur during your stay.
